Sub Metering Service

For non-industrial sites we offer a our sub metering solution. Please read below and see if our system is suitable for you and your tenants.


The Problem:

  • Your site consists of flats or commerical units, and there is a single connection to the Electricity Distribution Network.
  • In the past, you may have tried to recover the cost of the energy through billing tenants in arrears using sub-meters, or DigiCard or coin prepayment meters. 
  • Maybe you include unlimited electricity in the rent
  • Or you may be quoted a fortune to connect each unit to the Electricity Distribution Network, and possibly face a delay of several weeks.

Our Install and Forget Solution:

  • Using the latest smart sub meters, we can set up and run a system which knows automatically how much each of your tenants have used.
  • Your tenants pay for credit on their meter via our free phone line or internet portal. Or they can set up an auto recharge. We can also offer cash payment at local shops.
  • The sub-meters are credited via their built-in mobile phone SIM cards.
  • We recover the cost of running the service from your tenants, except during void periods.
  • Our solution is “Install and forget”, because we manage the whole system for you.

How It Works:

  • We supply you with smart meters which are pre-configured ready for you, or your electrician, to install by the entrance to each flat, property, etc. We do require a deposit for each meter that we supply, and if you don’t like our service for any reason, this is fully refundable upon your returning the meter undamaged anytime within the first year.
  • We will then transfer you to the best tariff available in your electricity region. Your tenants will be charged a highly competitive tariff which we aim to keep below the PAYG tariffs of the major suppliers.
  • You continue to pay the energy supplier for the whole premises, with us automatically reimbursing you for all the electricity that the tenants have used directly into your bank account.

Find out how we’re Better for Landlords

If you are converting a house into flats, and wish for each flat to have its own electricity meter, then each will need its own new Metering Point (or MPAN). These are created by the Distribution Network Operator who will normally insist on each MPAN having its own cable attaching it to the network, and will dig up the pavement, and possibly the road if the network is on the opposite side. You will also have to provide the trench in your front garden. Expect a bill for several thousands of pounds, and there will be a two to three month lead time.

Our system keeps the original cables with often just a mains fuse upgrade which is a five minute job. Sometimes the mains supply may need to be increased, eg by installing a three phase supply by the Distribution Network Operator. This is expensive but still usually considerably less than installing a mains supply to each flat.
We will supply you with high tech smart meters made by a top EU manufacturer. These fully comply with the latest regulations and are MID approved. These are pre-configured for your electrician to fit and in the unlikely event of them going wrong we will replace them. As you can appreciate these are expensive pieces of kit and so we do require a security deposit, which is fully refundable should you return the meter undamaged within the first year.

The deposit is also discounted when you purchase multiple sub meters. It is £175 for one meter, £150 for 2-3 meters and £120 for 4+ meters.
Unlike other sub-metering solutions, there are no digi-cards to sell to tenants or coins to be collected from meters. You pay the electricity bill for the premises on a normal credit meter (we will search for the best electricity supplier deal and assist you in switching to them).

Each month we will email you a remittance advice statement for the energy used in the previous month, and at the end of the month we will refund you the cost of the electricity that you have paid for each flat directly into your bank account.

You don’t need to tell us about change of tenancies, but we would expect that you would top-up the meter to ensure that there is no outstanding debt at the start of any new tenancies.…as we said, install and forget.
You may be thinking about modifying your old coin meters to accept the new £1 coin. However, it is most unlikely that they will be meet the new MID requirements (see our FAQ page for more details).

If so, reinstalling them is illegal with a potential fine of £5,000. Furthermore, our meters do not start to under read consumption as they get older and are practically fraud proof. So you will actually get paid for all the energy that your tenants use.
With our system you can advertise a property at significantly lower rent than “bills included”. Or you can set up an automatic standing order to include a monthly electricity credit in your rent, so tenants can legitimately claim their maximum Housing Benefits

The cheapest flat on Rightmove will get a lot of attention.

If you are using electric heating we would aim to set the tariff comparative with all the major suppliers pre-payment tariffs.

Happy tenants = Happy landlords
Tenants can top up via freephone, or on the internet using a credit or debit card. They also have the option of an auto-top when their balance falls below a certain amount.

Very soon they will be able to pay by cash at any one of over 31,000 local retailers using the ePay network. In the meantime if they don't have a card they can ask anybody to use their card and pay them the cash.

Credit is placed on meters automatically by a mobile phone signal so there is no need to enter a long credit code or even put a key in the meter.

Tenants love the convenience.

As tenants pay the electricity they use, this makes them incentivised not to use windows as the thermostat at the landlord’s expense, and they get lower bills.
